Navigating Commercial Property Loans in Malaysia

Commercial loans work differently from residential. Higher margins, shorter tenures — here's what to expect from Malaysian banks.

Loan-to-Value (LTV): Banks typically finance 80–85% for commercial vs 90% for residential. Expect to prepare 15–20% downpayment plus costs.

Loan Tenure: Usually 25–30 years for commercial (vs 35 for residential). Some banks limit to 20 years for shopoffices.

Interest Rate: Based on BLR/BFR + spread. Commercial rates are slightly higher than residential — typically 4.5–5.5% p.a.

Documentation: Business bank statements (6–12 months), audited accounts, tenancy agreements if investment property, and personal income documents.

Tip: Apply to at least 3 banks. AmBank, RHB, CIMB and Maybank all have active commercial property financing desks.
