Shopoffice vs Retail Lot: What's the Difference?

A guide to understanding shopoffice titles, retail podium lots, and stratified commercial units in Malaysia.

Updated 19 Oct 2026 · PropertyMsia

Shopoffice (Kedai Pejabat): Usually 1–5 storey terraced units with individual titles. Ground floor for retail/business, upper floors for office or storage. Common in townships like Puchong, Shah Alam, Subang.

Retail Lot (Lot Kedai): Stratified units within a shopping mall or commercial complex. Governed by strata title and subject to JMB/MC management. Higher footfall but also higher maintenance fees.

SOHO/SOVO/SOFO: Hybrid units that can be used as office or residence. Check permitted use on title carefully — banks treat these differently for loans.

Key difference: Shopoffice = individual title, more control. Retail lot = strata title, shared building management. Choose based on your business needs and target tenants.
