Industrial Zoning: Light vs Medium vs Heavy Industry

Malaysian local councils classify industrial land into 3 zones. Learn what activities are permitted and how zoning affects your investment and operations.

Updated 19 Oct 2026 · PropertyMsia

Light Industry (Industri Ringan): Low pollution, small machinery, suitable for assembly, food processing, printing. Most SME factories fall here.

Medium Industry (Industri Sederhana): Moderate machinery and noise levels. Suitable for metalworks, furniture, plastics manufacturing.

Heavy Industry (Industri Berat): Chemical plants, oil & gas, steel mills. Usually restricted to designated industrial estates far from residential areas.

Why it matters: You cannot operate a medium industry business in a light industry zone. Check the OSC (One Stop Centre) approval and local plan (Rancangan Tempatan) before purchasing.
