Types of Industrial Properties in Malaysia

Understand the difference between detached factories, semi-detached, cluster, and flexi units — and which suits your business needs and budget.

Updated 19 Oct 2026 · PropertyMsia

Industrial properties in Malaysia are broadly classified by their built-up structure. Detached factories offer the most space and privacy — ideal for large-scale manufacturing. Semi-detached factories share one wall with a neighbour and cost less. Cluster factories are grouped units sharing common facilities. Flexi units are smaller, more affordable, and popular with SMEs. When choosing, consider: built-up area vs land area, ceiling clearance (at least 6m for most logistics), floor loading capacity (kN/m²), and proximity to ports, highways or suppliers.
